Distribution center sells for $67M

Seattle Daily Journal of Commerce

RENTON - The Valley Distribution Center, at 300 S.W. 27th St., has sold for $67 million, according to King County records. The seller was TCPF 300 SW 27 LLC, an entity of TIAA, which acquired the property in 2010 for $30 million.

The buyer was 2501 East Valley Road LLC, which is associated with Clarion Partners.

Developed on 34 acres in 1996, the warehouse/office building has almost 480,000 square feet. The property is located southwest of the Highway 167-Interstate 405 junction.

Current tenants include Graybar and Coca-Cola, which uses it as a bottling plant. Kidder Mathews leases the space. Brokers for the sale weren't announced.

Clarion and Columbia Office Properties of New York bought the NorthEdge building in Fremont for $158 million in August.
